To renovate or rebuild?
That was the big question for the current owner—a builder with fond memories of summers spent on Terschelling with his Frisian family. In the end, he chose new construction. Together with leading (interior) architects from Leeuwarden, he brought his vision to life: comfort, space, and sustainability were the cornerstones. And with a location like this, connecting the home to its surroundings was a top priority. And yes—it deserved to make a bold statement, too.

Distinctive by design
The result is a bright, inviting villa where expansive windows bring the outdoors in—without compromising privacy. Perfect for stays with family or friends, the home features four bedrooms and three bathrooms spread across all levels. With its zinc roof, concrete walls, and timber cladding, the house has a bold yet timeless aesthetic. The finish—inside and out—is of the highest quality. The windows and tilt-and-turn frames are made of powder-coated aluminum, weather-resistant and double-glazed. The roof, floors, and walls are superbly insulated. Both the ground floor and lower level feature underfloor heating. Out back? A spacious dune garden with beach grass—a serene spot to catch the morning sun. And there’s room to park two cars on the private driveway.

ABOUT THE VILLA

Ground Floor
Zee van Tijd spans three floors. The ground level features large-format anthracite tiles throughout. From the entrance hall, various rooms are accessible.

Living room, ‘dune room’, and terrace
Step through a sleek glass door into the spacious and sun-filled living area. To the front—the Wadden Sea side—you’ll find an extended veranda, or ‘dune room’, flowing into a large open terrace. A movable glass wall creates a seamless connection with the surrounding dunes. With matching plank flooring inside and out, the veranda and terrace form a harmonious whole. It’s a perfect spot in any weather. A cozy sitting area is positioned near the rear wall, offering breathtaking views of the dunes and the North Sea. Bedroom & bathroom
Just off the entrance hall is a spacious bedroom with an en-suite bathroom featuring a walk-in shower and wide vanity. Also in the hall: a separate toilet with washbasin, a built-in storage closet, and two staircases—one leading up, one down.

Upper floor
The generous master suite on the top floor is elegantly styled with light walls and warm wooden accents. A custom-built wardrobe spans one wall, but what truly sets this room apart is the spectacular view. The dormer window houses two armchairs—perfect for soaking in the endless panorama of dunes and sea. A second bedroom on this floor is both spacious and cozy. Here, you’ll find a coat area, a utility sink, and a clever built-in bunk bed—ideal for extra kids. This floor has one large bedroom with natural light. A partition wall with dual access separates it from the elegant bathroom, which features extensive built-in cabinetry, a wide vanity, walk-in shower, and separate toilet. There’s also a spacious walk-in closet. In addition, there’s a dedicated laundry room with storage units, and a large utility room for storage and technical systems.
