Perched on a hill, the grand villa promises sweeping views. Gaze out at the ever-blue horizon and, as dusk falls, watch the twinkling lights of luxury high-rise hotels shimmer like stars in the sky. Beyond lies the endless Caribbean Sea with its stunning coral reefs and secluded beaches. This is a view like no other. 

Tropical Surprises 

This villa is full of surprises. The current owner has made it a personal mission to not only make the home more sustainable but also to equip it with the most utopian features imaginable. Solar panels, state-of-the-art energy-efficient air conditioning throughout, remotely controlled sprinklers for the magical garden, lighting that can be adjusted from anywhere in the world, 15 security cameras, automatic pool covers, a generator to counteract the island’s occasional power outages, and a water reclamation system – every wish is already granted. A Dutch company on Aruba keeps tabs on the latest technological developments from the U.S. and helps bring these innovations to life. 

And Johan Cruijff… 

Villa Boegoeroei is steeped in stories. One particularly special tale involves the legendary Johan Cruijff. The father of the current owner once welcomed ‘Number 14’ during the opening of the first Cruijff Court in 2006. Senior hosted a delightful dinner, grilling the meat himself at the cozy outdoor bar. A Caribbean barbecue with the iconic Johan – not many villas can claim that honor… 

A Unique Piece of Land 

It was the owner’s father who had this grand residence built. He purchased the nearly 2000 square meter plot in the late 1980s, utterly enchanted by the Leeward Island. “When my father emigrated, he rented a house on Aruba for the first few years. But when this plot went up for sale, he seized the opportunity.” At that time, all that existed was a foundation and a fantastic design for this unique piece of land. 

Exceptionally Spacious 

The villa boasts seven bedrooms, six bathrooms, three living rooms, a mezzanine with a library, and a playfully curved swimming pool. Everything is designed with generous proportions. The white villa spans 733 square meters, with two separate floors. The upper level is the main residence and is truly magnificent. Indoor and outdoor spaces blend seamlessly, with the playful round swimming pool flowing into the living area when the paneled doors are folded back like an accordion. The only indication that you’re inside the house is the semi-circular windows that give off a colonial vibe. Another highlight: multiple ceiling fans are cleverly integrated into the covered terrace, providing both functionality and ambiance as they light up the space in the evening. 

Yet Still Cozy 

This floor is incredibly spacious, a feeling enhanced by the high ceiling that rises from the terrace. A mezzanine stretches across the entire width of the space, accessible via an elegant staircase. The mezzanine is currently set up as an office with French doors leading to a terrace on one side and an open library on the other. The bedrooms, each with a private bathroom, are located under the mezzanine, on the same level as the living room and the charming country-style kitchen. 

A Live-In Option? 

The large apartment on the ground floor, with two spacious bedrooms, can be used independently. There’s also an apartment with a separate large kitchen on the ground floor. The new residents could be a couple enjoying early retirement, maintaining the property in exchange for room and board. Privacy is assured, even if the future owner decides to rent out the lower level for short stays. The guesthouse, the third complete residence on the property, could also be an excellent option for this. Here, too, indoor and outdoor spaces flow into each other, and the view is just as enchanting as in the main residence. After all, the higher you live, the better the view. The ground floor of the guesthouse has space for up to four cars. 

Aruba at Its Best 

Senior had this grand villa designed to showcase the best of Aruba, but that’s not all. The strategic location also captures the refreshing trade winds, offering a perfect mix of sun and shade on the terraces. Everything is balanced and well thought out, yet it feels as if it was meant to be this way. It was also Senior who had the park-like tropical garden designed – or rather, commissioned. A Dutch landscaper who settled in Aruba designed this under architectural supervision. Today, his son confidently claims that this garden might be the most beautiful of all private villas on the island. The garden, now fully mature, is home to magnificent palms, native shrubs, and grass that’s greener than the neighbors’. Life on Aruba mainly happens outdoors, but the villa itself has recently been given a fresh new look. “After my father passed away, the interior felt a bit dated,” the current owner explains. “So we replaced everything and gave it a fresh update, but we left the atmosphere intact – it was already fantastic.” Together with his wife, he carefully selected the new interior during a visit to Rivièra Maison in the Netherlands. “Yes, in the Netherlands. Almost everything in Aruba is imported anyway, so we shipped over a large container in one go. Everything new.” 

Now, the owner enjoys the sensational ambiance of his villa, where Dutch coziness and design blend seamlessly with the relaxed tropical lifestyle that makes the island so appealing. This is rare because most villas of this size have a distinctly American feel – lots of marble, cold and clean, and a bit gaudy in their eyes. “We’re not fans of that…” The entire new interior, including all new beds, is included in the indicative asking price. 

Everything at Your Fingertips 

Life on Aruba is heavily influenced by the USA, and honestly, that only brings benefits. The standard of living is high, and everything you could need is readily available. “The most famous American hotel chains have set up shop in Aruba. That’s why many Americans vacation here, either in a hotel or renting a villa for a short stay. They spend a lot, which makes life here rich. At Super Food Plaza, where we like to do our shopping, you can find everything you could possibly want. In the past, you had to bring a lot with you, but now everything is available locally.” 

A Touch of America 

And, surprisingly: “I’ve never seen a supermarket with at least six parking spots reserved for taxis…” Taxis? “Forty-five percent of tourists stay in hotels, while the rest rent accommodations or participate in timeshares. They often take taxis for grocery shopping, hence the reserved spots.” But calling a taxi for your daily errands won’t be necessary at Villa Boegoeroei. The property also comes with a Hyundai Palisade, a seven-seater larger than any SUV Hyundai offers in the Netherlands. A small touch of the USA in Villa Boegoeroei… 

And Then, the Landscape… 

Aruba truly is One Happy Island. It’s home to not only the happiest people but also the friendliest. The island’s diverse and sometimes rugged nature, stunning beaches, culinary melting pot, and delightful climate are just a few of the compliments regularly mentioned by devoted Aruba visitors. Though the island is no larger than Texel, it is far more diverse – a sun-drenched paradise where an occasional rain shower is more than welcome. 

What Luxury 

From the villa, everything is within easy reach. The oasis of tranquility is not only a quarter-hour from Reina Beatrix Airport but also just ten minutes from Oranjestad. In the streets lined with pastel-colored buildings, you’ll find the best blend of Caribbean laid-back vibes mixed with a touch of American influence. The main street is dominated by luxury: Rolex, Armani, Jean Patou perfumes – you name it. Upscale shops sit side by side with trendy restaurants and exclusive nightclubs. Sipping a drink at a harbor-side café is an experience in itself, with the water filled with pricey yachts belonging to the rich and famous and impressively large cruise ships. Every year, 800,000 tourists visit Aruba this way. 

Last But Not Least 

One Happy Island also applies to those who find joy in the favorable tax climate, according to the current owner of Villa Boegoeroei. “Aruba is very attractive for Dutch nationals from a tax perspective,” he says. “If you permanently relocate to Aruba, you’ll be free from Dutch income tax after one year.” Inheritance and gift taxes have been abolished in Aruba since 2018. He recently asked his tax advisor why this is the case. Laughing, he said, “Almost no one was paying it anyway…”
