It’s this hill’s light colored phosphate tiles, so called “flamingo stone’, that cover over 450 m2 of the single-level villa’s outdoor and indoor floors, except the four bedrooms, office and studio with kitchenette which have hardwood flooring. Built in complete symmetry, the Mediterranean influenced villa sits on a 3000 m2 corner lot with 800 m2 of living space facing in the northern direction. A prehistoric boulder is intricately integrated into the architecture, with the villa designed to embrace it.
A Careful Balance between Nature, Design, Functionality and Durability
A brick paved driveway with two covered areas offers ample parking space for a combination of cars and boats as well as outside storage. Imported artisan terra cotta roof-tiles from Spain cover the entire villa and perfectly complement the Mediterranean look and feel of the bespoke woodworks, made of Indonesian Teak, that make up all in-and outdoor windows, (sliding) doors and shuttered closures.
Designed to enjoy the tropical elements, all common areas and rooms can be opened to soak up the Caribbean sunlight and trade winds. Integrated mosquito meshes in the windows and doors are a welcome addition, requiring minimal upkeep. Internal aesthetics and functionality are blended with custom built-in furniture from Austria, uniform in design and created with durable materials to withstand the sea climate.
Immediately to the right of the main entry, you’ll find a spacious bedroom with a full bathroom and kitchenette, ideal as a small studio or housekeeper’s quarters. To the left of the expansive living room is a well-appointed kitchen featuring top-of-the-line European appliances, blue-stone countertops imported from the Ardennes, a separate pantry, and a guest toilet. Natural light pours in from two skylights, illuminating an adjacent area that can easily serve as a formal dining room.
In the west wing, two identical bedrooms with walk-in closets and en-suite bathrooms, adorned with flamingo stone can be found through a separate hallway to the left of the kitchen. Originally designed for younger members of the household, each bedroom contains the same light-colored Austrian furniture.
In the same wing, the master bedroom is tucked away down a private hallway opposite the kitchen and dining area, with a spacious linen closet conveniently located near the entry. Upon entering, you’ll find a luxurious bathroom featuring a deep soaking tub, a shower basin covered with flamingo stone, his-and-her sinks, a separate toilet, and a large walk-in closet. The bathroom is discreetly separated from the bedroom by an elegant sliding pocket door.
Facing north, the master bedroom offers stunning views of Spanish Waters, with large sliding doors that can be fully opened to bring the outdoors in. The bed is positioned perfectly to be able to wake up to the beautiful view or to watch a floor lifted concealed television at the foot of the bed. A private balcony provides abundant space for outdoor seating, which also connects to the pool and gazebo terrace.
All individual rooms have energy efficient inverter split-unit air conditioners, to provide individual cooling as needed. The west wing of the villa (comprising the two identical bedrooms, master bedroom and kitchen area) can be segregated from the main living room by rolling oriental-style privacy screens.
The in-house office, with double doors and a sizable window facing an enormous pre-historic boulder to the north, an unobstructed view of the Tafelberg to the east, and surrounded by natural landscaping, is located on the east side of the house, next to a lush indoor courtyard. It includes a toilet, discreetly incorporated in the custom made furniture.
The guest bedroom, located across from the office and offering the same surreal views of nature, comes with a complete bathroom, kitchenette and individual closet, and is furnished with a queen-sized bed as well as an additional ‘murphy’ (foldout) bed. It is perfectly situated amidst an oasis of privacy.
Outdoor Splendor
The villa’s harmony with nature can also be found in its outdoor design, where a thick mangrove corridor creates a natural shield that harbors an entire maritime ecosystem, and offers complete privacy. The house is perfectly nestled within its natural surroundings, including a huge boulder, which is home to local flora and fauna.
To the west of the (wheelchair accessible) pool and gazebo area lies an aluminum built 50-foot floating dock (equally accessible by wheelchair). The dock faces north and is enveloped by mangroves to withstand the movement of wakes as it faces north, thus protecting vessels moored between the dock and the mangroves whilst keeping them stable.
From the dock and pool deck, there is direct access to the entire lower floor on the west side of the villa, which includes a complete bathroom for easy rinsing after a day at sea, an outside rinsing area, a separately cooled and regulated wine cellar and sizable room, currently used for storage, which has been designed as an entertainment room with surround audio equipment installed, and is also separately air-conditioned.
The remainder of the lower west corridor of the house, holds additional storage space, a fully equipped laundry room, outfitted with raised wooden closets and cabinets, and an extra storage room.
The lower floor underneath the 2-car garage, houses an integrated auxiliary power supply with sufficient capacity to power the entire villa, including irrigation and cistern water pumps. This ensures continued delivery of dual voltage (220/110V) energy to the property. The generator is triggered automatically in case of a power outage and can be managed remotely.
A Holistic Design with Everything in Mind
The water management system of the villa allows interchangeable provision of water (well – or government) as needed through an easy-to-use, valve system. Provisioned by the Santa Barbara desalination water treatment plant, an on-site 45m3 cistern feeds the toilets and plant irrigation system, whilst the rest of the villa is supplied with government water.
In addition to indigenous coastal vegetation, the villa is surrounded by a diverse collection of exotic, mature palm trees, including Foxtail, Bismarck, and Roebelenii varieties, beautifully complemented by vibrant crocus plants and graceful Shady Lady olive trees, all irrigated through an odorless filtration system based on Finnish technology.
Balancing technology with functionality and reliability was paramount when designing the villa. This is evident through multiple voltage points (220V/110V) and cross connected switches throughout internal and external areas. The same applies to the logical division of breaker panels inside the house, as well as the main switch and electrical room underneath the outside garage.
Audio and visual technology have been seamlessly worked into the walls and are manageable remotely from any part of the villa. The audio equipment, focused around the internal living spaces, pool and gazebo area are of superb quality and provide easy remote operation through high-speed secure Wifi connectivity throughout.
For security, at home or while away, a remotely operated DSC alarm system and smoke detection system, connected to the centralized Santa Barbara Security Unit provide peace of mind. Additional surveillance comes through a secure remote CCTV system for continuous monitoring. Santa Barbara Security provides continuous terrestrial and maritime surveillance and is available on call 24/7. Additional security includes a certificated EVVA key system, with individual or grouped keys, that can be re-ordered or individually replaced.
Two separately installed solar heated water reserves cater for all bathrooms as well as the kitchen. As a rule, the villa is constructed with durable materials such as high-grade stainless-steel components, copper roofing elements and drainage ducts and powder-coated aluminum balustrades, ensuring long-lasting quality with minimal maintenance.
