2. The permit and the design

Without the right permits, you won’t get anywhere. A building permit is extremely important. To obtain one, you need a detailed building plan drawn up by a certified architect. The purchase of the plot and the completion of the purchase agreement must be done through a notary. Ensure that all documents are carefully checked and translated if necessary.

6. Utilities and infrastructure

Connecting electricity, water, and internet is an important step. Make sure you arrange this well in advance. Bonaire still has a lot of unspoiled nature, which means you may have to install these services yourself.

7. Communication with all parties

Usually, you can leave this to the contractor, but some people prefer to know everything themselves: keep all connections warm, that’s important in Caribbean culture. This way, you stay informed about the status of your construction project.

How much does an average building plot cost on Bonaire?

If we look at the current prices of building plots on Bonaire, the price is now around €150 per square meter in the new residential area Vista Royal Village, a gated community. Prices vary greatly and also depend heavily on the location of the plot. If the plot is in a remote area of the island, you may end up paying €25 per square meter, which is of course a huge difference. Would you rather live in a popular, luxurious neighborhood? Then you will probably have to pay €150 per square meter.

On Bonaire, you pay in US dollars, which means you pay around $176 per square meter. Building plots on Bonaire are available in various sizes: from 400 to 600 square meters to as much as 10,000 square meters on Seru Grandi. For a 600-square-meter plot, you pay $105,600.
